Prices for residential building materials increased in July, reaching the largest year-over-year growth in over two years, according to an analysis from the National Association of Home Builders Eye on Housing report.
Construction machinery and metal molding/trim prices rose significantly, both increasing 25% from 2024. Prices for inputs to new residential construction, excluding capital investment, labor and imports, rose 0.2% in July, according to the U.S. Bureau of Labor Statistics’ most recent Producer Price Index (PPI) report.
Inputs to the new residential construction price index increased 2.8% from last July. Goods in this index grew 2.4% throughout the year while services increased 3.3%.
In July, construction machinery and equipment parts saw the largest year-over-year increase, reporting a 31.4% increase. Metal molding and trim have been the primary targets of tariffs, with 50% tariffs in effect on steel and aluminum products and a 50% tariff on semifinished products of copper.
