Infill and Teardown Construction Continues to Rise in New Home Building

According to an NAHB analysis of the latest Builder Practices Survey (BPS) conducted by Home Innovation Research Labs, in 2024, 6.9% of new single-family detached homes were teardowns and 20.1% were built on infill lots in older neighborhoods.

While the number of infill and teardown construction is increasing, homes built in new residential developments still account for 57.5% of all new homes built in 2024. Another 15.6% of new homes were built in non-residential development or a neighborhood.

Regionally, 53% of new homes in New England are teardowns or on infill lots and 40.4% are teardowns in the Mid-Atlantic. In the Mountain West, only 15.3% of new homes are teardowns, and 15.9% are teardowns in the Texas region.
